Portfolio and Relationship Management:

Landlord Relationships –

Central point of contact for current landlords as it relates to Facilities

Work with the Real Estate deal team and Operations team to transition / hand-off space and on-going property oversight

Responsible for conflict resolution with ownership

Maintain database of buildings and landlords.

Capital Improvements and Risk Management:
-
Assess, budget, prioritize and coordinate capital expenditure opportunities and issues in collaboration with Capital Finance Team, and respective GM and Real Estate regional lead
-
Analyze each WeWork locations’ life stage and cross-reference lease milestones (ie. Renewals, additional landlord concessions, etc)
-
Conduct site visits according to WeWork location life stage risk classification

Manage development, restoration and upgrade of projects
-
Help prepare financial analysis of capital investment recommendations including for presentation to relevant WeWork decision makers.

Lease Administration and Reporting Oversight:
-
Work with internal and external stakeholders to develop and build systems and templates
-
Tracking and Reporting – highlightcontract dates,renovations, scheduling, pricing/cost, etc.

Determine strategy and execute changes basedon analytics and trend forecasts
-
Provide on-goinginternal updates on the current status of the asset(s) business plan

Internal Stakeholder Collaboration (Real Estate/Finance/Operations/Physical/Legal):

Legal
-
Work with Legal on all lease documentation (leases, amendments, extensions, expansions, etc).

Finance
-
Offer insight to assist Finance on Capital improvements, and Asset related expenditures.

Operations/Community
-
Assist Community and Operations on communication with possession and transition

Work with Capital Finance team in guiding Capital improvements budgeting and process execution.
