Job title: Head of Project Management
Job Summary: This is a leadership position responsible for the development and construction of a large portfolio of mutifamily redevelopment projects. The Head of Project Management will be responsible for leading a team that handles all functions of multifamily development from design to permitting to construction execution. This role will work directly with the VP of Multifamily and will have junior project managers reporting into him/her.
Essential Functions:
- Lead Project Management department, which will include managing a team that will execute on the redevelopment or physical reposition of a large portfolio of projects simultaneously. The main goal is to lead and coach junior project managers through complex design, permitting and construction execution and ensure that projects are meeting schedule and budget goals and being reported to investors appropriately
- The role will entail leading the team through functions which include the below and stepping in when assistance is needed:
- Lead junior PMs as they oversee and coordinate all stages of redevelopment including design, permitting and construction; help communicate project objectives to design professionals, assess design submittals
- Oversee bid developments, assist with the solicitation of contractor proposals, conduct walkthroughs, ensure timely bid submittals, assist in bid selection
- Guide junior PMs through pre-construction phase which includes securing scheduling commitments from contractors and coordinating with company staff (property management staff and accounting staff) in preparation of project start
- Help junior PMs with oversight of construction phase which includes ensuring contractor compliance to timeline throughout the project lifecycle, process review to drive projects toward milestones, responding to contractor Requests For Information in conjunction with design professionals, assessing contractor Requests For Payment, procure lien releases, working with company accounting department regarding payment processing
- Check in regularly on budget and schedule milestones
- Assist junior PMs with project completion which includes conducting punch-list, retainage, final release, and warranty processes, and working with capital management staff regarding end-project documentation
- Provide assistance and mentoring to junior project management staff
- Participate in strategic planning and development of long-term firm growth objectives
Knowledge, Experience and Skills:
- 7-10 years of experience in project management is required, with a minimum of 2-3 years of multifamily specific experience
- Some experience in construction management is strongly preferred
- Must demonstrate experience overseeing major phases of multifamily redevelopment including design, permitting and construction
- Familiar with department building inspections in San Francisco and Oakland
- Strong leadership skills
- Self-directed, extremely organized, thorough, professional
- Excellent communication skills
- Proficient in Microsoft Office (Word, Excel, Outlook, Project)
- Proficiency in Yardi software is a plus
- Bachelor’s degree
- Contractor’s license, or architecture degree, is a plus
